Zoning, Rules & Bylaws

The CS-31 Building Bylaw and Regulations outlines the construction, alteration, demolition, relocation, and occupancy of buildings within the City of Summerside. 

Zoning Map: 

Land development in the City is governed by Summerside's comprehensive Zoning Bylaw. The Zoning Bylaw divides the city into development zones which determine the type and density of development in the City.

CMHC Housing Accelerator Fund:

Summerside is currently working through the 14 initiatives under our CMHC HAF agreement. Periodically we will reach out to the public for feedback on policies, bylaws or guidelines we're drafting to complete these initiatives. Information will be uploaded here, and you can email Megan Williams at [email protected] if you have any questions.

Summerside is currently seeking feedback on proposed amendments to the Official Plan and Zoning Bylaw. The Official Plan amendments include new policies that aim to improve Summerside's climate resiliency. The Zoning Bylaw amendments include a new zoning map overlay, identifying the areas that may be impacted by coastal flooding by the year 2100. In addition to this map amendment are regulations that will apply to this overlay area. The intent of these regulations is to ensure future development in the affected areas takes into consideration the future coastal flood hazard.

There are multiple ways to provide feedback and to learn about the proposed changes:

By attending the open house 

  • On Wednesday November 5th, 2025 from 5:30pm to 7:30pm– where Staff will be available to discuss the proposed changes, answer questions, and to start gathering comments. The open house will be hosted at the Veterans Conference Centre, Credit Union Place, 511 Notre Dame Street.

By attending the Council meeting, when the amendments will be presented to Council for first reading.

  • On Tuesday, November 17th, 2025 at 6:30pm – a public meeting will be held before City Council in Council Chambers at 275 Fitzroy Street. This meeting will be held to receive public comments concerning the proposed amendments.

Please note, all written comments received will be made public and will be presented to Council during the November 17th Regular Council Meeting. If you have provided a written comment, you are still welcome to come to the public meeting on November 17th and speak before Council.
